City of Miami Permit Expediting

We're registered permit expediters with the City of Miami. From iBuild submittals to zoning, historic and county reviews, we keep your permit moving until it's approved.

How City of Miami Permitting Works

Registered with the City of Miami

The city requires permit expediters to register and hold a valid Business Tax Receipt before working on a project. We're registered.

iBuild and ProjectDox

iBuild is the city's portal for applications, private provider requests, extensions, inspections and payments. Plans are uploaded through ProjectDox.

Zoning under Miami 21

Miami 21, the city's form-based zoning code, drives setbacks, heights and uses. Zoning review is often the longest step, so we get ahead of it.

Historic properties

Designated properties need a Certificate of Appropriateness from the Historic and Environmental Preservation Board. The city has more than 100 designated sites and 10 local historic districts.

Right-of-way work and county reviews

Work in the public right-of-way requires registration with Resilience & Public Works, and many city permits still need Miami-Dade County approvals such as DERM, Water & Sewer and impact fees.

How we help in the City of Miami

We know which county reviewers are holding your plans, answer comments quickly, and keep DERM and Water & Sewer moving, since that's where county permits usually stall. Call us or request a quote to get started.
