Coral Gables Permit Expediting

All permit submittals go through the city's self-service portal, including signatures.

Most exterior work goes before the Board of Architects for design review, a step unique to Coral Gables.

Designated properties need a Certificate of Appropriateness, and the city offers consultations for Board of Architects and historic questions.

Qualifying residential work such as roofing, windows and doors, exterior paint, driveways and some interiors can be reviewed the same day if the application and fees are in by 8 AM. Historic properties and structural or mechanical work don't qualify.

Coral Gables runs its own 40-year recertification and contractor registration, separate from the county's.

We get drawings ready for the Board of Architects, sort out which permits qualify for same-day review, and manage everything else through approval. The Building Division is at 405 Biltmore Way.
