Cutler Bay's building department has its own rules, from a stricter flood threshold to survey requirements on most exterior work. We plan for them before you submit.
Cutler Bay uses a 44% threshold instead of FEMA's usual 50%. Past that, the building must meet current flood rules, with the finished floor 1 ft above base flood elevation.
Work that changes the footprint, adds paving, affects setbacks or adds a fence needs a recent boundary survey, plus an as-built survey before final.
Contractors register with the Town by email before pulling permits, and open or expired permits block new applications.
Requests after 3 PM are scheduled two business days out, and plumbing and mechanical inspections run only Monday, Wednesday and Friday.
Variances, site plans and rezonings go to Town Council, and applicants who aren't the owner must register as lobbyists with the Town Clerk.
We check flood and survey requirements up front, clear old permits, and schedule inspections around the Town's trade days. Building is at Town Hall, 10720 Caribbean Blvd.
