Hialeah has its own way of doing things, from notarized applications to its own fire department. Knowing the local rules keeps permits from bouncing back.
Applications, payments and inspections for new permits run through the city's Citizen Self Service portal.
Applications and owner affidavits must be notarized. Condo work needs a notarized association letter, and commercial tenants need the owner's authorization.
Hialeah has its own fire department, so fire alarm, sprinkler and other fire plans are reviewed by the city, not Miami-Dade Fire.
Contractors register with the city before pulling permits, with a notarized qualifier signature. County-licensed contractors also need a Hialeah municipal contractor's license.
Residential sales need a Certificate of Re-Occupancy inspection, and unpermitted work can often be legalized through the city's amnesty program.
We prepare notarized, complete packages, coordinate city fire and county reviews, and schedule inspections. The Building Department is at 501 Palm Ave, 2nd floor.
