How Islamorada Permitting Works
CityView Portal
Islamorada accepts applications electronically only. Registered contacts upload documents, pay fees and request inspections in the CityView Portal.
BPAS allocations
New homes need an allocation through the Building Permit Allocation System, a points-based competition. Market-rate allocations are extremely limited: the Village published 7 for 2024, 2 for 2025 and 1 for 2026.
Floodplain
Flood zones are based on Monroe County's maps while new FEMA maps are under review, and the 50% substantial-improvement rule applies.
Notice of Commencement
A Notice of Commencement is required for improvements of $5,000 or more.
