How Miami Gardens Permitting Works
Four-day week
Building Services is open Monday to Thursday and closed Fridays. Inspections requested by 3 PM go to the next business day.
Digital submittals
Plans are uploaded as digitally signed and sealed PDFs through the city's CSS portal, grouped by trade.
Full-set corrections
Corrections require the entire signed and sealed set for that trade, not just the changed sheets, plus a response sheet.
Expired permits block new ones
Expired permits count against the property, and contractors with expired permits in the city may be refused new ones.
County reviews
Most commercial jobs need DERM, Miami-Dade Fire and Water & Sewer approvals, and county impact fees are paid before the permit is issued.
