How Pembroke Pines Permitting Works
Development Hub portal
Apply online through the Development Hub with digitally signed plans, one PDF per trade, or in person with original signed sets.
Full-set corrections
Corrections need a response letter and the whole plan set for that trade. After three failed reviews, the permit goes on hold until a meeting is held.
Monday to Thursday
The Building Department is open Monday to Thursday. Inspections requested after 3 PM on Thursday roll to Tuesday.
Contractor registration
Contractors register with the city before pulling permits, and pending license or insurance updates block inspection scheduling.
Broward County and early start
Some projects need Broward environmental, transportation and asbestos certificates. Those also qualify a project for an Early Start permit.
