How Pinecrest Permitting Works
eTRAKiT portal
eTRAKiT is the Village's online permit portal, and submittals are digital. Paper submittals can be converted for an added fee.
Get the Village permit number first
The Village permit number has to go on the Miami-Dade County application for any county reviews, so the order you file in matters.
No partial resubmittals
Corrections are accepted only after all reviews are done, so every comment has to be answered at once. One missed comment means another full cycle.
Contractor registration
Contractors must register with the Village before pulling permits.
Village-run recertification
Pinecrest administers building recertification for older buildings within the Village.
