Sunny Isles Beach is oceanfront towers from end to end. Most of the work here is condo renovations, balcony repairs and building recertification.
Applications, plan review, fees, inspections and closeout run through the city's SmartGov portal, and all disciplines review at the same time.
Condo permits need the association's approval letter on letterhead, signed by the board. Flooring permits need approved sound-control specs, and balcony waterproofing needs its own permit and NOA.
Contractors must register with the city, and owner-builder permits aren't allowed for condo units.
New construction, additions and changes of use need Water & Sewer, DERM and Miami-Dade Fire approvals. Windows, doors and shutters need NOAs and site-specific wind-load calcs.
Coastal condo buildings follow the 25-year milestone schedule. Construction hours are limited, with no work on Sundays or certain holidays.
We collect association letters and NOAs up front, keep SmartGov reviews moving, and coordinate the county approvals. The Building Department is at 18070 Collins Ave, 3rd floor.
