How Surfside Permitting Works
Planning and Zoning Board review
Surfside has no separate design board. The Planning and Zoning Board reviews structures and site plans, and applications must be complete 30 days before the meeting.
Pre-application meeting and notice
Single-family and duplex projects need a pre-application meeting with the Town Planner. New homes and large additions need a property sign and mailed notices to neighbors.
Annual contractor registration
Contractor registration runs on the Town's fiscal year and must be renewed by September 30.
Final paper set required
Plans are submitted digitally, but the Town requires a final printed set before it issues the permit.
County reviews and inspections
The Town's application number goes on the Miami-Dade, DERM and Fire submittals. Inspectors are part-time, so inspections are booked by request form or phone.
