The Town of Palm Beach has some of the strictest construction rules in Florida. The board calendar and the winter season shape your schedule as much as plan review does.
ARCOM reviews design, the Landmarks Preservation Commission reviews landmarked properties, and Town Council hears variances. First submittals are due about 9 weeks before the hearing.
No demolition and no jackhammers, pile drivers or other heavy machinery in season. On Worth Avenue, construction is allowed only May through October.
In season, work is weekdays only, with no work around Thanksgiving or from Christmas Eve through New Year's Day.
Major ARCOM or Landmarks projects need a staging and truck logistics plan, and major projects have a maximum build time based on square footage.
Applications and inspections run through the Town's EPL portal. Open permits in the old Eden system need a new EPL permit to close out.
We map your project to the board calendar and the season before design is final, prepare ARCOM and Landmarks submittals, and handle EPL permitting through final inspection.
